Do you film property interiors?

No. Soreva does aerial work only: drone photos and video, 360° panorama, neighbourhood views.

What are the 360° panorama, the annotated photo and the lot outline?

The 360° panorama is an image taken from the sky that buyers spin with a finger; it can be posted as is on Facebook. The annotated photo places the property: school, park, lake, highway, with distances. The lot outline is drawn from the Québec cadastre: it is approximate and does not replace a certificate of location.

Twilight and the façade orientation: how does it work?

During golden hour, a façade with its back to the sun is backlit: so the session happens on the side where the sun lights it, always in a single visit. Façade facing west or south: late in the day, golden hour then twilight. Façade facing east: at dawn, morning twilight then the rising sun on the façade. In summer, dawn comes too early: the session stays in the evening, and twilight is shot with the bright sky behind the house, its best effect. The shot preview works all this out for your address.

What happens if it rains or it’s too windy?

Safety and image quality come first. If the weather turns, we let you know and reschedule the shoot free of charge, within 24 h.

How long does a shoot take?

Plan for about 3 hours on site: scouting and setup, daytime shots, then golden hour and, depending on the package, twilight. We schedule the shoot around the best light.

What time does the shoot happen?

In the best light: in the morning from dawn, or late in the day until dusk. Depending on the season, in the morning we arrive between 4:15 a.m. (May to July) and 6:30 a.m. (December, January); in the evening, between 2 p.m. (December) and 6:30 p.m. (June, July), and we stay until dusk. The shot preview works out the exact time for your address and the façade’s orientation; we confirm it with your booking.

Can you fly anywhere?

No, and we say so plainly. We fly in compliance with the Canadian Aviation Regulations. Near an airport or in controlled airspace, flying may be prohibited or need an authorization. We check every address before the shoot: if flying isn’t allowed, you get a full refund. Check your address with our airspace tool.

How do I receive the files?

In a secure, end-to-end encrypted Proton Drive folder, within 72 h, whatever the package. We don’t deliver faster, by choice: every photo is retouched and every video edited with care. Photos, vertical reel and horizontal video, ready to publish.

Are the videos ready for Instagram and Facebook?

Yes. The four packages include a vertical reel (30 to 90 seconds depending on the package) and a horizontal video (60 seconds to 2 minutes). The Aerial photos option has no video. The music comes from Artlist, under licence.

Can I ask for changes?

One minor revision is included (two with the Luxury package). Each extra revision is $50. For bigger requests, we’ll suggest a suitable solution.

How do I choose the right package?

It mostly depends on the size and type of property. A large home or an estate needs more angles, more time and more editing. If in doubt, write to us: we’ll advise you, with no commitment.

How much do drone photos and a video cost for a home for sale?

At Soreva, from $299 for a small property to $749 for the Luxury package, with drone photos, a vertical reel and a video included. Aerial photos only cost $149. Prices are before taxes, and travel is included within 40 km of Montréal or Sherbrooke.

Why use drone images to sell a property?

Because a photo taken from the ground shows neither the land, nor the waterfront access, nor what surrounds the home. From above, the listing shows in seconds the lot size, privacy, view and nearby services: what buyers want to know before they even visit.

Which areas do you cover?

Greater Montréal, the Laurentians, Lanaudière and the Eastern Townships. We’re based in Montréal and Sherbrooke: travel is included within 40 km of either city (Laval, Longueuil, the South Shore, Terrebonne, Magog, North Hatley, Orford…). Beyond that, a flat fee based on the road distance from the nearest city: $75 from 40 to 80 km (Saint-Sauveur, Saint-Jérôme, Joliette, Rawdon, Bromont, Granby), $175 from 80 to 140 km (Val-David, Mont-Tremblant, Saint-Donat, Lac-Mégantic), $275 from 140 to 200 km. Beyond 200 km and in the Québec City region: on request, ideally grouping a few shoots. The configurator estimates the amount from your address, and we always confirm it before the shoot.
